Do these figures include self-employed agents?

No. The BLS Occupational Employment and Wage Statistics survey asks employers about wage-and-salary workers, so self-employed agents and independent contractors paid only by commission are excluded. Use these figures as a benchmark for salaried or payroll agent roles, not as a measure of every agent's commission income.

Frequently asked questions

Which city pays real estate agents the most?
Santa Rosa-Petaluma, CA had the highest median annual wage for real estate sales agents in May 2025 at $115,820, per the Bureau of Labor Statistics. Midland, TX ($109,760) and Reno, NV ($106,190) were next. These figures cover payroll-employed agents only.
How much do real estate agents make in New York City?
Payroll-employed real estate sales agents in the New York-Newark-Jersey City metro earned a median of $103,550 in May 2025 and a mean of $113,500, per BLS. That is the highest median of any metro with at least 1,000 payroll agents. Self-employed agents are not included.
What is the average real estate agent salary in the U.S.?
The national median annual wage for real estate sales agents was $52,830 in May 2025, per the BLS OEWS survey, which counted 193,370 payroll-employed agents. Across the 282 metros with a published median, the middle metro paid $49,255. Commission-only, self-employed agents are excluded.
Which large metros pay real estate agents the most?
Among metros with 1,000 or more payroll agents, New York-Newark-Jersey City, NY-NJ leads at $103,550, followed by Seattle-Tacoma-Bellevue, WA at $79,990 and Washington-Arlington-Alexandria, DC-VA-MD-WV at $78,160. All three medians are above the U.S. figure of $52,830, according to the Bureau of Labor Statistics May 2025 survey.
Why is my city missing from the list?
BLS publishes a metro estimate only when it meets reliability and confidentiality standards. For May 2025 it released a median agent wage for 282 of the 393 metro areas WealthyBud queried. WealthyBud does not estimate the rest. Check the state salary page for a broader figure instead.
Do these salaries include commission?
Yes, for payroll workers. BLS counts base pay, commissions and production bonuses paid by an employer as wages in the OEWS survey. It does not cover agents who are self-employed or paid as independent contractors, so these medians describe payroll agents rather than every licensed agent's income.
BLS OEWS covers wage-and-salary workers only. Self-employed and independent-contractor agents are not included, so these figures describe payroll-employed agents, not every agent’s commission income. For education only.
