Appreciation is computed from a quarterly metro house price index (Q1 2026 release) — the change in each metro's index over 1, 5 and 10 years. "Vs own trend" is the same trend-deviation measure the value dashboard ranks on: how far today's index sits from the metro's own 2000–2019 log-linear path. The index covers roughly 400 large metros, so smaller markets don't appear here. Past appreciation is descriptive, not predictive.
