Appreciation is computed from a quarterly metro house price index (Q1 2026 release) — the change in each metro's index over 1, 5 and 10 years. "Vs own trend" is the same trend-deviation measure the value dashboard ranks on: how far today's index sits from the metro's own 2000–2019 log-linear path. The index covers roughly 400 large metros, so smaller markets don't appear here. Past appreciation is descriptive, not predictive.
Based on public records and industry data, as of June 2026; refreshed as sources update. Full formulas and source limits: full methodology. Rankings and scores are data-derived opinions for research, not investment advice — verify current conditions with a local agent, lender or MLS before acting.
