The final walkthrough is the buyer's opportunity, usually within a day or two before closing, to visit the property one last time and confirm it is in the condition agreed upon in the contract. It is not a formal inspection but a verification step.
During the walkthrough, the buyer checks that agreed-upon repairs were completed, that included fixtures and appliances remain and function, that the seller has moved out as expected, and that no new damage occurred since the offer or inspection.
If problems surface, the buyer and their agent can address them before signing, sometimes by negotiating a credit, a delay, or repairs. Skipping the walkthrough can leave a buyer with little recourse for issues discovered after closing.
