Covenants, Conditions & Restrictions (CC&Rs)

Recorded rules that govern what owners can and cannot do with property in a community.

Covenants, conditions, and restrictions, commonly abbreviated CC&Rs, are the recorded rules that govern properties within a subdivision, condominium, or planned community. They are typically created by a developer and enforced by a homeowners association.

CC&Rs can regulate a wide range of matters, such as architectural standards, exterior colors, landscaping, parking, rentals, pets, and permitted uses. Because they are recorded and run with the land, they bind current and future owners.

CC&Rs are a form of encumbrance that can meaningfully limit how an owner uses their property. Buyers should read them carefully before purchasing in a community with an HOA, since violating them can bring fines or legal action.
